Asset Manager

First and Utah Street Associates is the owner of the prestigious Starbucks Center located in Seattle Washington.

Starbucks Center is a nationally recognized redevelopment of a large, functionally obsolescent warehouse building, serving as a catalyst for the revitalization of the SODO District neighborhood. At just over 2,100,000 square feet on 17 acres of urban industrial land, Starbucks Center is a one-of-a-kind mixed-use facility, which blends retail, office, warehousing, light-manufacturing and distribution functions. Services Include:

  • Financial analysis

  • Client relations

  • Tenant relations

  • Oversight of Third-Party Property Manager

  • Construction management

Property Transitions

Provide financial analysis, due diligence and operational guidance for the purchase of multiple class A buildings in the Seattle and Bellevue market to include:

  • Russell Investments Center, Seattle, WA (1,200,000 RSF)

  • City Center Plaza, Bellevue, WA (600,000 RSF)

  • 720 Olive Way, Seattle, WA (300,000) RSF

  • Fifth and Bell, Seattle, WA (150,000) RSF

  • Daytona Laguna Campus, Redmond WA (750,000 RSF)

Leasing

Successfully worked with ownership to negotiate a lease renewal and expansion of Safeco Insurance at the Safeco Plaza building in Seattle. The 400,000 SF renewal and 200,000 SF expansion was the largest deal in the City of Seattle in 2016.

Construction Management

Successfully completed a 20-million-dollar demolition and asbestos abatement project at Safeco Plaza, consisting of 32 floors and 600,000 SF.  The project required the relocation of five tenants to accommodate the move of Safeco Insurance Corporate office from Second and Seneca to Safeco Plaza.

Provided construction management and oversight for 32-million-dollar’s in tenant improvement and capital projects over a ten-year period at Safeco Plaza.  Projects were completed on time and within budget.

Property Disposition

Worked with ownership to develop a disposition plan for Safeco Plaza that resulted in the highest per square foot sale price of a building in 2016 in the sale to GLL for $387 million.

Property Management

Twenty-five years of experience in property management for all asset types (Office, Industrial, Retail).  Proven track record of developing successful property management teams.  Transitioned property management responsibilities at multiple properties which included hiring and training staff, implementing processes and procedures to ensure a smooth and stable transition all while maintaining the value of the asset for the owner and ensuring no impact to building tenants. 

Business Development

Responsible for creating and implementing innovative business strategies for a commercial portfolio consisting of Office, Industrial and Retail properties in the Puget Sound Region encompassing Seattle, Bellevue and the surrounding cities. Successfully grew the portfolio by over 1.5 million square feet while also adding construction management services to the business line creating a consistent revenue stream in addition to property management.

Staff Development

Over Twenty-Five years of experience developing strong management teams including office and engineering personnel.  Implemented an annual training program which included over 70 employees at 6 buildings.  Worked with a national company on development of Standard Operating Procedures and worked with leadership to implement an operations audit program on those procedures that was rolled out to the company nationally.
